Park Rules

  1. Utilities Lessor shall pay for all electricity cost associated with lot rented
  2. Assignment and Subletting: Lessee shall not sublet the RV spots, or any part of the Premises, or assign this agreement without Lessor’s prior, express, and written consent.
  3. Default: Any failure by Lessee to pay rent or other charges promptly when due or to comply with any other term or condition of this agreement shall, at the option of Lessor, promptly terminate this tenancy and forfeit all rights of Lessee under this agreement.
  4. Maintenance and Redelivery of RV Spot: Lessee shall keep and maintain the RV Spot in a clean and sanitary condition at all times, and on the expiration or earlier termination of the tenancy shall surrender the RV Spot to Lessor in as good condition as when received, ordinary wear and tear and damage by the elements excepted.
  5. Indemnification: Lessee shall indemnify, defend, and hold Lessor harmless from any and all claims and damages (including reasonable attorney’s fees and costs) arising from Lessee’s use of the RV Spot or from any activity permitted by Lessee in or about the RV Spot unless caused by the gross negligence or willful misconduct of Lessor. Lessee shall further indemnify, defend, and hold Lessor harmless from any and all claims and damages (including reasonable attorney’s fees and costs) arising from any breach or default in the terms of this agreement or arising from any act, negligence, fault, or omission of Lessee and from and against any and all costs, reasonable attorney’s fees, expenses, and liabilities incurred on or about such claim or any action or proceeding brought on such claim. In case any action or proceeding shall be brought against Lessor by reason of any such claim, Lessee, on notice from Lessor, shall defend it at Lessee’s expense by counsel approved in writing by Lessor.
  6. Mandatory Arbitration: Any dispute under this agreement shall be required to be resolved by binding arbitration of the parties hereto. If the parties cannot agree on an arbitrator, each party shall select one arbitrator and both arbitrators shall then select a third. The third arbitrator so selected shall arbitrate said dispute. The arbitration shall be governed by the rules of the American Arbitration Association then in force and effect.
  7. Governing Law: This agreement shall be governed by, construed, and enforced in accordance with the laws of the state of Arizona.
  8. Waivers: Waiver by Lessor of any breach of any covenant or duty of Lessee under this agreement is not a waiver of a breach of any other covenant or duty of Lessee, or of any subsequent breach of the same covenant or duty.
  9. Counterparts: If this agreement is executed in multiple counterparts, all counterparts taken together constitute this agreement. Copies of signatures to this agreement are effective as original signatures.

Springerville RV Park is proud to be able to offer year-round accommodations for your traveling adventures. The following park rules were established to create a safe and clean environment for all to enjoy.

  • PETS – Be considerate of others – Do not leave pet(s) unattended. Pick-up after your pet and dispose of waste material in the DUMPSTER. Violators may be asked to leave the park immediately, no refunds. Please do not walk through occupied sites or dispose of pet droppings in the Laundry facilities.
  • CHECK-OUT – Time 11:00 am.
  • TRASH – HOUSEHOLD TRASH ONLY. Please place all bagged trash in the dumpster. Breakdown cardboard boxes. Remember to thoroughly extinguish and discard cigarette butts properly.
  • PAYMENT – All payments for space rental must be paid in advance. Monthly and weekly rentals must be paid by no later then 11:00 a.m. on the due date. Management reserves the right to increase rates.
  • WIFI – Please do not stream videos between the hours 7am – 10pm. Be considerate of others. QUIET HOURS – Please treat your neighbors with respect. Quiet hours are from 10pm to 7am.
  • PARKING – There is adequate space at each site to park your RV and tow vehicle. Please do not park in unoccupied sites. An additional site charge will be assessed for violators.
  • VEHICLES – Only 5mph within park. Washing or heavy mechanical work is NOT allowed. CHILDREN – Do not leave children unattended.
  • PARK BUILDINGS – No drinking, smoking or pets are allowed in the buildings. Children must be accompanied by an adult. Please remember these facilities are for everyone, so clean up after use.
  • BBQs – Barbecues must be at least 36 inches above the ground. DO NOT place grills on picnic tables, $50 fine. Charcoal must be cold and bagged before placing in the dumpster.
  • VISITORS – Rates are based on the number of people in your RV as stated on your receipt. All visitors must present a photo ID upon entering the park. Any tenant changes MUST be approved by the office. All visitors must leave park by quiet time, 10pm.
  • REFUNDS – Refunds will be made at the discretion of the management. If you are asked to leave the park because the rules have not been adhered to, no refunds will be made.
  • GENERAL – PLEASE ENSURE when you dump waste that you are using the sewer receptacle, NOT the water supply. DO NOT Feed or encourage the prairie dogs to enter the park. Maintain the cleanliness and appearance of your site.

Lessee understands rent is due by the end of the business day on the 1st of each month, failure to pay rent will not only forfeit this agreement but allows Management to turn off water electric and lock panel box. A $25.00 late fee will be added to your bill. On the 5th day of the month, management has the right to remove all belongings from the rented site to a storage site. 30 days from failure to pay all fee’s management has the right to remove the unit from the property at the owner’s expense. Lessee will not hold Springeville park, management or owners responsible for any damaged caused to lack of payment. Lessee understands and agrees to all rule posted. Failing to follow the rules could lead to immediate eviction without a refund. Management nor Owners will be responsible for any damage caused due to eviction.
These rules are for health, cleanliness, legality, and welfare of all.
MANAGEMENT RESERVES THE RIGHT TO EVICT OR REFUSE SERVICE TO ANY PERSON OR PERSONS WHO BREAK OR DISREGARD ANY RULES WITHOUT REFUND.
